Our client’s requirements where to create 2 x 3 bedroom duplexes which encapsulated the 180 degree views while maintaining privacy not only from each other, but also the neighbouring properties.
Due to the nature of the block and to ensure maximum southern views to each duplex, the floor plan of the western duplex was elongated past the eastern duplex down the block.
By stepping the end of each unit, the privacy required was achieved. Using step ins in the external walls gave views to the northern rooms, while skylights flooded the hallways with natural light.
The modern, light filled duplexes feature 900 x 600 ceramic tiles and square set plaster walls in neutral tones which create the blank canvas that enhances the stunning views through the large stacking glass doors.
The generous use of ceiling fans and double hung windows give control over cross ventilation throughout the duplexes.
The large 1st floor master bedrooms with walk-in robes and modern ensuite give the sense of a luxury resort lifestyle while maximising the amazing uninterrupted 180 degree water views from the large casement windows in each duplex.
The generous covered patios lead off the open plan living areas though large stacking doors. The 900 x 600 ceramic tiles continue externally, giving the ability to double the living space on sunny winter days, and bringing the outside in with the ocean breezes on that lovely summer’s day.
