Our clients approached us in July 2016 with a 1950’s asbestos clad (walls and roof) L shaped cottage

Their site position and views where amazing and the existing homes structure was square and sound, so, a 1st floor addition /alteration was in order.

Our client’s vision was to go up a level so they could maximize their views, adding a main bed, living, kitchen and entertaining to an upper level and a new double garage was required, all the while maintaining the integrity of form and function, privacy and passive solar design.

The topography of the site and with a splayed front boundary created the first obstacle on the 683.6m2 block.

The required style the clients wanted us to achieve was an Hamptons inspired modern sleek home.

Creating a new off form concrete entry also housed the new staircase connecting to the 1st floor addition.

With the entry sitting above the new minimalist pitched roofline it also becomes a light well with automated awning windows to control cross ventilation not to mention the stunning visual feature this achieved from both the entry and street scape.

All rooms, ensuite, WIR, dining, lounge and kitchen all feature spectacular ocean views through the near full height feature windows with corner glazing.

The Logia connects the inside to out with the 4.5 mt stacking glass doors from the Lounge and the glass cavity slider from the kitchen.

Sliding white Louvres to the south and east elevation of the logia create a lovely soft contrast to the “Domino” painted linea boards lining the internal walls.

When slid back, the louvers give free access to the 180-degree water views along the beautiful Wamberal beach. Then when needed there is full control, by sliding the louvers closed you have the ability to open the shutters giving minimal obstruction of the view then closing the louvers for protection from the southerly weather and there is an extra room in the home.

The existing Kitchen was reduced in size and concealed by cavity sliding doors to create a wet bar for the ground level.

A new double garage was added to the northern side of the home with a splayed entry to align with the boundary.

Keeping the minimalist of roof slopes means there is no over shadowing or view restriction to any neighbours and the large picture window at the end of the garage gives the luxury of the ocean views from the moment you enter your home.
